Design refresh decisions are informed by guest behavior, booking patterns, and amenity trends at the local level, alongside hands-on experience with how vacation rental spaces are actually used.

1. Initial conversation

2. Site assessment

  • In-person visit for local projects (Austin area)

  • Virtual review using listing materials, photos, video, and floor plans when applicable

3. Planning & recommendations

  • Behind-the-scenes evaluation of layout, flow, wear, guest use, and presentation

  • Targeted recommendations focused on improving both the stay and listing clarity

4. Review & alignment

  • Walkthrough of recommendations

  • Priority setting and purchase approvals

5. Sourcing & coordination

  • Furniture, decor, and accessory sourcing as needed

  • Reuse of existing pieces wherever possible to maximize value and reduce waste

6. Installation & styling

  • Installation and styling focused on real guest use

  • Prepared with professional photography in mind

7. Documentation & follow-through

  • Comprehensive Design Manual for reordering and ongoing upkeep

  • 6-month post-refresh Checkup Reports reviewing how the space is holding up after guest use and checking for changes in occupancy or ADR

  • Optional design upkeep training for owners or management teams

TIMELINE & SCHEDULING

Refresh work is scoped in half-day or full-day sessions, and is scheduled to fit smoothly between guest stays whenever possible. Timelines vary based on property size, access, and overall scope.

MATERIALS

Materials, if needed, are not included. Budgets are determined collaboratively prior to sourcing or installation.

Professional photography is strongly recommended to ensure the online presentation accurately reflects the physical experience. Design documentation images are captured as part of the refresh for portfolio purposes. Limited usage rights for these images may be available upon request, but these images are not intended as a replacement for professional listing photography.
